While the full development is expected to span over a decade, we anticipate that some manufacturing operations have already been happening for over a year now and expected to grow. This early activation will help support production needs and bring the site to life ahead of full completion.

Scope
Mixed‑Use Community – Includes residential, industrial, commercial, and public open spaces across 61 ha of industry, 55 ha of parks, and 1,100 planned homes for up to 3,000 residents
Jobs & Investment – Projected to create around 2,600 new jobs and inject approximately $1.2 billion into the region
Foam Factory – A 6,076 m² facility for The Comfort Group is under construction, with completion expected by late 2023 and operations in 2024
Infrastructure & Transport – Situated alongside State Highway 1 and the main trunk railway, with plans for a rail siding and potential passenger station
Community, Ecology & Culture – Over 30 ha of public open space, strengthened connections with mana whenua, and environmental enhancements to support local waterways and biodiversity
